The Call: A Bank That Needed to Build New in a Place That Values Old
First Citizens Bank was ready to build a new branch in downtown Delaware. The location was prominent, visible, and in the heart of the community. But the site was in a historic district, which meant the project required more than standard construction approvals. The local historic review process would evaluate whether the new building respected the character and architectural standards of the surrounding downtown. The bank’s leadership recognized that navigating this process required specialized expertise that their standard construction approach did not include.
Choosing a Partner Specifically for Historic Review Expertise
The bank brought Triad in specifically to navigate the historic approvals. Triad had deep experience with historic review processes in Delaware, including having developed their own properties in the downtown district. That firsthand experience with the review board, the district’s standards, and the design sensibility that earns approval in downtown Delaware is what drew the bank to the partnership. The bank’s leadership wanted to feel confident the design would be approved without compromising the modern functionality and brand presence the branch required.
The Decisions That Built a Branch Worthy of Its Location
The bank and Triad engaged the historic review board early, before the design was finalized. The goal was to understand the board’s expectations and the district’s standards from the start so the design could respect the context without sacrificing the bank’s needs. Triad’s familiarity with the downtown Delaware review process informed the approach and reduced the risk of rejection or costly redesign.
The bank’s leadership defined what they needed from the branch: a modern, functional facility that would represent the institution well, serve customers effectively, and create a competitive edge in the market. Triad translated those requirements into an infill design that belongs in the historic district without pretending to be from a different era. The building contributes to the character of downtown Delaware while being clearly contemporary in its function and identity.
The interior spaces were designed to inspire confidence. A bank branch is where customers make financial decisions. The environment should communicate professionalism, care, and stability. The bank’s leadership defined the customer experience they wanted. Triad designed spaces that deliver it.
A Branch That Represents the Institution and Respects the Community
Today, First Citizens Bank has a branch in one of the most prominent locations in downtown Delaware. The building was approved through the historic review process. It respects the character of the surrounding district while functioning as a modern bank branch. The interior spaces inspire confidence. The design belongs in its context without imitating it. And the bank’s leadership delivered a project that represents the institution well in the heart of the community they serve. They brought in a partner specifically for the expertise the project required, and that decision delivered the result.
