As a Project Architect at Triad, you will need to be organized and adaptable as you take on a variety of projects that may be working independently or on a larger project team.     Our ideal Project Manager is passionate about architecture, design and fostering client relationships while delivering quality projects on time and on budget. As a Project Manager at Triad you will need to be organized and adaptable as you take on a variety of projects that may be working independently or on a larger project team.  With a focus on the Triad proven process, the Project Manager leads the team to bring the client’s vision to reality.

    Responsibilities

    The responsibilities and duties for the Project Manager include, but are not limited to, the following items:

    • Manage a project team or multiple teams production and technical work of a project, coordinating efforts in order to ensure effective execution
    • Execution of projects through the SD-CA phases and to guide/mentor project architect and associates on documentation, coordination, and design process.
    • Assist in reviewing scope of work and proposal during the business development process
    • Manage the project teams development of a project, including scheduling staff according to the Project Budget/Plan.
    • Demonstrated experience reviewing, interpreting, and managing all facets of Contract Documents. 
    • To lead the development of the contract document set and project manual that reflects the design of the project.
    • To lead design development user meetings with the client to verify the requirements of the project are included in the documents/specifications per the client’s needs.   
    • To lead and manage the code review process and life safety documentation for the project and ensure approvals during the AHJ process.
    • To collaborate with the consultants and contractors (construction managers, contractors, developers, etc.) on estimates, pricing exercises, options for pricing.
    • To lead the construction administration process with associates.  
    • Understanding of the flow of a project and when and how often to have meetings with clients, internal associates, and our consultants. 
    • To manage all financial and budgetary aspects of projects. 

    Qualifications

    Required

    • Master of Architecture from accredited program.
    • Proficiency in REVIT and AUTOCAD.
    • Proficiency in Adobe Creative Suite and Microsoft Office.
    • Varied experience with the production and coordination of permit and construction documents.
    • Understanding of building codes, zoning, and planning regulations.
    • Demonstrated construction management experience.
    • Demonstrated ability to work under pressure to meet deadlines.
    • Leads by example, excellent motivator, optimistic and inspires others.
    • Leadership and mentorship of staff and internal project team.
    • Excellent communicator both verbally and written and engaged active listener.

    Desired

    • 7+ years professional experience in architecture.
    • 3+ years as Project Manager.
    • Registered architect.
    • Experience in K-12 and Higher Education.

    The Mission:

    The Role:

    We have developed a sales funnel model that starts with cold connections, moves to advanced leads, then to RFQ responses, then to interviews, then to cost proposal, and then to signed contracts. This role will fill the gap we currently have in two categories: creating advanced leads from cold connections and then shepherding those advanced leads to other sales roles further down the funnel. The person who fills this role will be expected to be making connections through in person cold call efforts and through the industry events we participate in. Our primary markets to serve our cause are:

    · K-12 Schools (traditional public/charter/private)

    · Higher Education (public/private)

    · Municipal (state/county/township/city/village)

    · Libraries

    · Parks and Recreation

    · Historic/Adaptive Re-Use (public/private)

    · Utility Providers (public/private)

    · Workplace

    · Faith Based

    · Not-for-Profits.

    We also have a strong, growing interior design studio that is growing into other markets like:

     

    • Unique Retail
    • Hospitality
    • Multi-Family
    • Mixed-Use.

    K-12 Schools is our strongest market.

    Role Expectations:

    It will be the goal of this individual to annually drive $4MM in new client sales for Triad Architects and $2MM in new client’s sales for Triad Facility Solutions. They will be accountable for the following metrics towards those goals.

    · A minimum of 3 meetings with K-12 school leaders a week. 156 meetings with unique public school district/charter school/private school leaders over the year.

    · A minimum of 2 meetings with other target market leaders a week. 104 meetings with unique target market leaders over the year.

    · Full ownership, leadership, and execution of the events we are planning to attend or participate in. To attend 6 core events a year and add other ad hoc events as the budget allows.

    · Over the course of one year, a minimum of 100 high sales funnel leads in schools or other target markets researched, logged in our CRM, connected with, and handed off to the next person in the sales funnel.

    · A minimum of bi-weekly follow up with those high funnel leads until they are transitioned to the next part of the funnel.

    Qualifications:

    Required:

    · Proficiency in Microsoft Office suite.

    · Demonstrated drive to meet goals and objectives.

    · Demonstrated focus on delivering results.

    · Lead by example, excellent motivator, and inspires others.

    · Excellent communicator both verbally and written and engaged active listener.

    Desired:

    · Background and understanding of the Architecture, Design, Facility Management, and Construction industries.

    · Proficiency in CRM software, preferably Hubspot.

    Compensation:

    $75,000+ base salary (based on experience).

    · Sales bonus of 1.5% of new Triad Architect’s client sales based on signed contract value.

    · Sales bonus of .5% of new Triad Facility Solution client sales based on signed contract value.

    New clients are clients that we have never had a contract with under the respective company. Once under contract, the client no longer qualifies as a new client. Bonus will be paid quarterly based on actual amounts billed and received under the respective contract.
